CDA Enhances Building Potential for Commercial Plots in Islamabad

Islamabad, The Capital Development Authority (CDA) has approved a significant increase in the Floor Area Ratio (FAR) for commercial plots in Islamabad, aiming to boost construction capabilities and attract more investment into the city's commercial real estate sector.

According to Zameen.Com, CDA Chairman Anwarul Haq led a meeting at the CDA headquarters where several key reforms were introduced to improve the investment landscape. The revised FAR now allows plots measuring between 3,000 and 4,999 square yards to have a FAR of 1:10, and those 5,000 square yards or larger a FAR of 1:12, thus providing greater construction space on these commercial plots.

In response to the city's parking congestion issues, developers now have the authorization to build underground parking facilities along roadways. This initiative is expected to alleviate parking problems and aid in maintaining smoother traffic flow throughout the city.

Additionally, the CDA has extended the payment plan for commercial plots to two years from the previous one-year plan, allowing investors a more flexible timeline to complete their payments. The authority has also introduced an incentive for prompt payments, offering a 15% refund on immediate full payments and an even more generous 20% refund for payments made in US dollars, aiming to encourage quick and upfront settlement of dues.
